OIQIA shares with you its advice to optimize your visibility in travelers' searches. So here are our 11 tips:
Every day you reduce your minimum length of stay, your ad will appear in more search results. Think about it: if your minimum stay is 3 nights, you're missing out on customers looking for 1 or 2 nights.
Consider opening your calendar to “12 months in the future” when possible. Of course, you will appear in more search results.
If you're not familiar with special events in your area (conferences, concerts, etc.), we recommend opening your calendar “3 months in advance,” as savvy customers are likely to book their Airbnb listings well in advance, while inattentive hosts don't update their prices.
It's no secret that Airbnb has put forward a flexible cancellation policy. She even imposed it on some hosts. At one point, they considered charging hosts 4% and 5% if they chose a moderate or strict cancellation policy, respectively.
Since Airbnb has promoted the flexible cancellation policy, it is plausible that it will give a boost to listings that have flexible cancellation policies as well.
Add popular tourist destinations to your guide because these places are available on Airbnb.
You'll also appear on the location's individual web page on Airbnb. It's a link that points to your Airbnb listing from Airbnb.
Airbnb adds sections from time to time, without overly communicating. Check back regularly to stay ahead of the curve. The most recently added conveniences are “cleaning supplies,” the “safe,” and most importantly, a “baking sheet.”
You can easily find this section in the “amenities” subsection of the main page to edit your Airbnb listing.
Airbnb wants to limit its risks and liability as much as possible. As such, it makes sense for them to give a search boost to ads that have all the security features available.
In addition, you need to have a smoke detector and a carbon monoxide detector to be considered a “Business Travel Ready” ad.
In each listing, the customer has the option to save your Airbnb listing to their wish list.
Airbnb recently confirmed that having more records on the wish list positively affects your search rank. It's one of the only things the company has ever said publicly about its search algorithm.
Ask your family/friends to save your ad to their wish list and share this request on your social media accounts (Facebook and Twitter).
By doing so, you're creating links to your own Airbnb listing and to the Airbnb website, and attracting visitors to your listing. All of this will likely result in additional wishlist records as more people see your ad.
The demand for pet-friendly vacation rentals has long been low and the supply even lower. That said, this has recently changed in view of the evolution of traveller behavior.
Let's say the demand for pet-friendly vacation rentals is only 2% of the total number of pet-friendly vacation rentals in your city. If the offer is only 1%, this represents a significant potential opportunity for your results.
Before banning animals in your vacation rental, do not hesitate to read our article on this subject.
Even if it's not a sofa bed, if you include it as a bed in Airbnb, you'll show up in more search results and be able to charge more. Of course, remember to provide a pillow and blankets.
If possible, check the “Adapted to events” box. Hosts looking to use your space for a photo shoot etc. will often select this filter.
This option is not as easy as selecting a filter. Guests who want to use your space for an event have different needs that you will need to meet.
Remember that you can charge more for commercial uses of your space.
Did you know that speaking more than one language will make you earn more on Airbnb? It's true...
It is finally directly profitable to learn a new language!
A traveller is allowed to search using the filter for the language spoken by the owner. It will definitely increase your search rank. If you, your spouse, roommate, etc. speak another language, feel free to mention it. But only if that person is reasonably available to respond to inquiries..
