An attractive but demanding model, reserved for those who want to be actively involved.

Finally, the commercial lease with a professional operator represents a third way: that of the long-term investor, who prioritizes income regularity and asset appreciation.
The owner signs a fixed commercial lease (3 to 10 years) with an operator who manages the property and pays a fixed rent.

Advantages:
• Guaranteed rent indexed to commercial leases.
• Zero vacancy or management risk.
• Zero operating costs (property tax, energy, maintenance…).
• Asset stability and property appreciation.

Disadvantages:
• Different taxation for individuals (rental income).
• VAT recoverable only in certain arrangements.
