To be qualified as a para-hotel, the activity must actually include these services for part of the stays. The complexity and costs of setting up these services can be a significant barrier for many investors.
Although the parahotel industry seems attractive on paper, it has some notable challenges:
Para-hotel operators must register with the Trade and Companies Register (RCS) and are affiliated to the social security system for self-employed persons, which implies additional contributions.
Although para-hotel operators can recover VAT on their investments, they are also subject to long-term commitments. In case of sale or departure from the scope of VAT before 20 years, the VAT initially deducted must be adjusted. This limits the flexibility of investors and can lead to unexpected costs in the event of an early sale.
Furnished rentals, whether LMP or LMNP, offer much simpler management compared to para-hotels. Investors don't have to provide additional services like breakfast, which reduces complexity and costs.
The LMP and LMNP regimes are well established and offer advantageous fiscal flexibility without the constraints of VAT. Capital gains benefit from a favourable regime, and deficits can be more easily attributed to all income for professionals.
